• No parties or events
• No smoking indoors, on porches, or on decks. Smoking is welcome in the driveway or in rocked and dirt areas of the property.
• Primary renter must be 25+ (21–24 with prior approval)
• Rental agreement required before arrival

• Quiet hours: 10 PM – 8 AM
• No extra guests beyond booking

Fees & Penalties:
• Over-occupancy: $300 per guest over max
• Unapproved/unlisted dogs at the property: $300 per dog

Security Cameras For guest safety and property protection, two exterior cameras are installed — one at the front entry and one at the rear/back patio area. Cameras are outward-facing and monitor only arrival, parking, and property access. There are no cameras inside the home.

Heads up: Arrival info can’t be released until check-in steps are complete, and skipping them voids eligibility for refunds. If you have questions, just message us anytime—we’re happy to help!

Pets are welcome on a case-by-case basis with prior approval.
✔️ $150 flat fee per dog (up to 2 dogs) per stay
✔️ $50/night for each additional approved pet

For your safety and the protection of our property, we have two exterior security cameras:
One facing the front driveway

One at the back patio door overlooking the staircase
There are no cameras inside or in private spaces.

This is a privately owned home. A signed rental agreement and a security deposit are required to confirm your stay.

🐜 Critter + Nature Notice
We’re surrounded by nature and keep up with regular pest control, but it’s possible to encounter bugs or woodland critters during your stay.
You may also spot local wildlife like deer, squirrels, raccoons, lizards—and seasonal elements like pollen or poison ivy.
We do our best to keep things tidy, but you’re truly staying in the woods, and sometimes nature says hello!

🚗 Driving & Parking
The road to the cabin is paved! However, Broken Bow roads in general can be rough and are not ideal for low-clearance or sports cars. We recommend using an SUV, truck, or standard vehicle. Just a heads-up—your vehicle may get a little dusty!

The entire cabin and surrounding property are yours to enjoy during your stay, including the peaceful creek and the fun play area just across it. Relax, explore, and make yourself at home in the woods.
